Snowbird home security: alarm and security cameras in one app for seasonal homes in Palm Beach County
Snowbird Season · Royal Palm Beach & the Palm Beaches

Your house had six months without you. Want to see what it got up to?

Snowbirds fly north. Porch pirates, hurricanes, and summer humidity don’t. Smart snowbird home security starts with putting your South Florida home in Snowbird Mode, where your alarm and cameras work together in one app, so you can relax in Ohio instead of wondering what’s going on at home.

Every October and November, our phone starts ringing with the same story. A homeowner flies back to Wellington, Royal Palm Beach, or Port St. Lucie, opens the front door, and finds a surprise. Maybe a lanai screen got shredded in a summer storm. Maybe the AC quit in August and the house smells like a gym bag. Maybe a pile of flyers on the driveway told the whole neighborhood nobody was home.

I spent more than 20 years as an educator before joining Certified Security Systems, so here’s the lesson: a seasonal home isn’t at risk because it’s empty. It’s at risk because nobody’s there to notice. That’s what snowbird home security is really about. Snowbird Mode fixes it by putting a monitored alarm and security cameras on duty together and putting both of them in your pocket.

The Six Months Your House Spent Alone

Here’s what a typical Palm Beach County seasonal home goes through between Easter and Thanksgiving, and what good snowbird home security does about each one.

April – May

You fly north. The house starts sending signals.

Grass grows. Flyers stack up. The same lamp is on every night at the same time. People who watch neighborhoods notice.

Snowbird Mode: Cameras on the driveway and front door show you who’s walking up, and the monitored alarm calls for help if someone tries a door or window.
June 1 – November 30

Hurricane season, with nobody home.

Power outages, internet outages, flying debris, and water intrusion. Even a brush-by storm can leave a house without power for days. Keep an eye on the National Hurricane Center and follow the state’s Florida Division of Emergency Management planning guide.

Snowbird Mode: Battery backup and cellular communication keep your alarm talking to the monitoring center when the power or internet goes down. Flood sensors catch water before it reaches the drywall.
July – September

The AC quits. Humidity moves in.

In South Florida, a dead AC can turn into a mold problem fast. The EPA’s mold guidance says it plainly: control the moisture and you control the mold.

Snowbird Mode: Temperature sensors send you an alert when the house gets too hot, so you can call your AC company in days, not months.
All season

The pool guy, the landscaper, the house-watcher.

Did they show up? Did they lock up when they left? Was that their truck, or somebody else’s?

Snowbird Mode: Give each one their own alarm code, see in the app when they arm and disarm, and check the camera clip to confirm. No more guessing.

Snowbird Home Security: Alarm or Cameras? You Need Both.

People ask us this every week. Here’s the honest answer: each one covers what the other one misses.

Alarm only

Someone gets called

  • 24/7 professional monitoring
  • Door, window, motion, flood & temperature sensors
  • But you can’t see what set it off
Cameras only

You see everything

  • Video of every visitor and delivery
  • Evidence for police and insurance
  • But nobody is dispatched while you’re asleep 1,200 miles away
Snowbird Mode

Alarm + cameras, one app

  • The alarm goes off, you open the app, you see the video
  • Know in seconds: real break-in, or the pool guy?
  • Monitoring and proof, all in one place
The teacher in me wants you to remember this one: an alarm tells you that something happened. A camera tells you what happened. When you’re out of state, you need both answers right away. That’s the heart of snowbird home security.

One App. Your Whole House. Your Choice.

Here’s what our customers love most: their alarm system and security cameras work together in one app. Most choose the ADT+ app or the Google Home app, whichever fits how you already live. From anywhere, you can:

  • Arm and disarm your system from a beach chair or a ski lodge
  • Check your cameras right next to your alarm status
  • Give temporary codes to your house-watcher, cleaner, or family
  • Get alerts for doors, water leaks, and temperature changes
  • Turn on lights or lock doors so the house looks lived-in

What Snowbird Mode Looks Like at Your House

Every home is different, but a strong snowbird home security setup usually includes:

  • A professionally monitored alarm with door, window, and motion sensors, so someone is always on call
  • Cellular communication and battery backup, so the alarm keeps working when the power or internet goes out in a storm
  • Flood and temperature sensors in the laundry room, under sinks, near the water heater and AC handler
  • Cameras covering every way in: front door, driveway, side gates, lanai, and pool area
  • Smart lighting and locks to keep the house from looking empty
  • Separate user codes for each person who has access to the house
Lesson from the field: We installed cameras for a family whose barn is in a remote part of western Wellington where internet is spotty. Their cameras record on-site even without internet, but checking them from far away does take a connection. We recommended Starlink so they can check on their horses from anywhere. If your seasonal home has unreliable internet, tell us. We’ll plan for it.

Your Snowbird Home Security Checklist

Print this out and stick it on the fridge. Use one side before you leave in the spring and the other when you come home in the fall.

Before You Fly North

  • Test your alarm with the monitoring center
  • Update emergency contacts and your keyholder
  • Create separate codes for the house-watcher, pool and lawn service
  • Walk every camera view on the app: front, driveway, gates, lanai, pool
  • Clean camera lenses and trim plants blocking views
  • Place flood sensors by the water heater, AC, washer and sinks
  • Set temperature alerts
  • Set lights on varied schedules, not the same time every night
  • Stop mail and deliveries, or have someone pick them up
  • Bring in or tie down patio furniture before hurricane season
  • Arm the system in Away mode and confirm it on your phone

When You Fly Home

  • Check the app for alerts or events from while you were gone
  • Walk the outside: screens, gates, roof edges, camera mounts
  • Wipe camera lenses (salt air, pollen, and black snow add up)
  • Replace any low sensor batteries the app flagged
  • Remove temporary codes you don’t need anymore
  • Test your alarm with the monitoring center again
  • Check your camera recording dates (does the footage go back far enough?)
  • Note any blind spots you found and call us to cover them
  • Ask your insurance agent about a monitored-alarm discount

Snowbird Mode FAQs

Does my alarm still work while I’m gone if the internet goes out?

Systems with cellular communication keep talking to the monitoring center even when your home internet is down. Cameras keep recording to the on-site recorder, but you’ll need internet to view them from far away. We’ll walk you through your options.

Can my house-watcher get in without my master code?

Yes. Each person gets their own code, and the app shows you who disarmed the system and when. When they’re done for the season, you delete the code.

Will a monitored alarm lower my homeowners insurance?

Many insurers offer a discount for professionally monitored alarm systems. Ask your agent what they need. Usually it’s a certificate of monitoring, and we can help you get it.

Where do you install snowbird home security systems?

We’re based in Royal Palm Beach and serve Palm Beach, Martin, Broward, and Miami-Dade counties, plus a lot of homes in Port St. Lucie. That includes West Palm Beach, Palm Beach Gardens, and Lake Worth Beach. More questions? Visit our FAQs or learn who we are.
